Hi. I'm PR Steinfurth. I own and operate 13 apartment communities — twelve in Florida, one in Texas. Real buildings, real tenants, real rent, real loans with my name on them. I'm not a coach who read some books. I'm the guy who signs the personal guarantee and eats the bad months. People can call that blunt. Fine. Blunt is cheaper than confused.

And I picked those two states on purpose. Florida and Texas are landlord-friendly — sane eviction timelines, no rent control, no state income tax, and a tidal wave of people and jobs moving in. Boring? Completely. That's the point. Boring is where the durable money lives.

So why give the playbook away?

Because the knowledge is the product. Not a course — the actual understanding. When you genuinely get how a deal works, three things happen: you make better decisions, you stop getting fleeced by smooth-talking "gurus," and you start trusting the few operators who treat you like an adult. I'd like to be one of those operators. Earning that trust is worth more to me than any $1,997 mentorship I could bolt on. Feelings are expensive. Math is cheaper. I am here to show the work before anybody asks you to wire money.

The other reason is the one everybody feels and almost nobody says.

The part that pisses me off

The only thing that ever kept normal, smart people out of this game was the vocabulary — a wall of jargon (pref, waterfall, cap rate, K-1) designed to make simple ideas sound more important than they are. It isn't. I'm going to hand you the whole dictionary and a flashlight.

If the math is ugly, I will say it is ugly. If the pitch smells wrong, I am not dressing it up so everyone feels better.

I built this around real buildings and a real life, not a guru persona. The point is to teach clearly before anyone confuses confidence with proof.
